When you are buying your first home, there are more things you don’t know about than things you do. Your real estate agent will be a valuable resource for guiding you through the process of selecting a home, negotiating the price, and arranging for a home inspection before closing. What they might not be able to tell you is what you need to know if the home has a septic system instead of being tied to the municipal sewer system.

The first thing to know is that you should have the septic system inspected by a professional septic company before closing. The typical home inspection only alerts you if there are slow drains, but they won’t open up the septic tank or check the drain field. There can be problems that haven’t yet progressed to a point they are symptomatic. With a full septic inspection, you’ll also know how soon the tank will need to be pumped out and what overall condition the septic system is in.

The next thing to know is what you can and shouldn’t put into the septic system. The same company that performs the inspection can give you valuable information about how to care for the septic system. To give you an idea, however, you want to avoid anything that isn’t biodegradable or that would take an excessive amount of time to decompose. You also want to avoid FOGs (fats, oils, and grease). These will float on the top of the wastewater, and if the amount becomes too thick, it will travel to the drainfield and clog it.
